Professional Fire-Rated Painting Applications

Fire-resistant and intumescent coating applications for structural steel — executed strictly to the approved project specification, the coating manufacturer's system and the applicable regulatory requirements.

Service Overview

Passive fire protection is an engineered system, not a paint colour.

Velion applies fire-resistant and intumescent coating systems to structural steel in commercial and industrial buildings across Dubai. These coatings are a passive fire protection measure: they are designed to delay the heating of steel so that a structure retains its load-bearing capacity for a defined period in a fire.

The critical point — and the one most often misunderstood — is that the performance of a fire-rated coating comes from the complete system: the specified product, the specified surface preparation, the specified dry film thickness, controlled application conditions and documented inspection. Change any one of those and the system no longer performs as tested.

For that reason we will not apply a fire-rated coating without the approved system documentation for the project, and we will not substitute a product or reduce a specified build. Where documentation is not available, our role is to help the client obtain it rather than to proceed on assumption.

Scope of Works

What our fire-rated coating division covers.

01

Fire-Resistant Coating Applications

Application of specified fire-resistant coating systems to prepared steelwork in line with project documentation.

02

Intumescent Paint Application

Thin-film intumescent systems applied to the specified dry film thickness under controlled conditions.

03

Structural Steel Protection Coatings

Columns, beams, bracing and trusses coated to the protection requirements set out for the project.

04

Fire Protection Coating Maintenance

Assessment and recoating of existing systems that have been damaged, degraded or altered by later works.

05

Surface Preparation

Blast cleaning, degreasing and preparation to the standard required by the specified coating system.

06

Coating Application Process

Controlled application, thickness verification, cure management and inspection support throughout.

07

Commercial & Industrial Applications

Office, retail, warehouse, plant and industrial structures requiring steel fire protection.

08

Documentation Support

Application records, dry film thickness readings and inspection records provided for the project file.

Application Process

How a fire-rated coating application is controlled.

01

Specification Review

Approved system, required dry film thickness and inspection regime confirmed before mobilisation.

02

Steel Inspection

Section factors, surface condition, weld quality, access and any existing coatings assessed.

03

Surface Preparation

Preparation to the standard required by the system, with cleanliness and profile verified.

04

Controlled Application

Applied within specified environmental conditions, to the specified number of coats and build.

05

Thickness Verification

Dry film thickness measured and recorded at the frequency required by the specification.

06

Cure & Protection

Cure time observed and completed coating protected from damage by follow-on trades.

07

Inspection Support

Records made available to the specified inspection party for review and acceptance.

08

Handover Records

Application and thickness documentation compiled for the project's fire safety file.

Compliance & Responsibility

Where responsibility sits on a fire-rated coating project.

Coating selection, application, inspection and compliance must follow the applicable project specification, the approved coating system and the regulatory requirements in force for the building. Fire protection of structural steel is specified by the project's fire engineering and design team. Velion executes works to that specified approved system; we do not specify fire resistance periods, do not certify ratings, and do not issue approvals on behalf of the client, the designer or the authority.

What Velion does

  • Applies the coating system specified and approved for the project.
  • Prepares substrates to the standard the system requires.
  • Applies to the specified dry film thickness and records readings.
  • Provides application records for the specified inspection party.

What Velion does not do

  • Specify or certify fire resistance ratings for a structure.
  • Substitute a different product or reduce a specified film build.
  • Issue statutory approvals or compliance certificates.
  • Proceed without the approved system documentation for the project.

Fire-Rated Coating FAQ

Questions we are asked about fire-rated coatings.

Intumescent coatings contain chemicals that, when exposed to heat, expand to form a thick insulating char layer. That layer slows the rate at which the steel beneath reaches the temperature at which it begins to lose strength. The coating is therefore a delay mechanism — it buys time, and the amount of time depends entirely on the specified system and the dry film thickness actually applied.
No. Fire-rated coating is a specialist discipline. It requires understanding of the approved system, surface preparation standards, environmental limits during application, film build measurement and inspection documentation. Applying a decorative paint that happens to be labelled "fire resistant" without following the approved system provides none of the tested performance.
The required dry film thickness is determined by the approved system for the project, taking account of the section factor of the steel and the protection period specified by the designer. It is not a figure we choose. We apply to the thickness stated in the approved documentation and record measurements for inspection.
No. Fire resistance ratings, compliance and acceptance are established through the project's specified design and inspection process. Our role is to apply the approved system correctly and to supply the application and thickness records that the specified inspection party needs in order to review and accept the works.
Damage must be reported and repaired using the same approved system, including surface preparation and film build, before the area is covered by later works. This is why we coordinate sequencing with follow-on trades and protect completed coatings where practical. Ongoing maintenance of the coating is part of our fire protection coating maintenance service.
We can advise on the process and help identify what documentation is required, but we will not apply a fire-rated coating without the approved system for the project. The specification must come from the project's design team, and inspection and acceptance must follow the applicable regulatory requirements for the building.
