Annual Maintenance Contracts for Complete Peace of Mind
Planned preventive maintenance, scheduled inspections and coordinated corrective support — combining building, cooling, electrical and general maintenance under one agreement and one accountable coordinator.
Maintenance should be scheduled, not summoned.
An Annual Maintenance Contract places your property on a planned programme of inspection and preventive works, with a defined route for corrective maintenance when something needs putting right. It replaces an unpredictable pattern of emergency call-outs with a schedule you can plan around.
Each contract is built around the asset. We assess the property, identify the systems and elements that need scheduled attention, and set inspection intervals and preventive tasks accordingly. What we do not do is publish a fixed price list or a universal inclusion table — because the right programme for a two-bedroom apartment and a multi-tenant commercial tower are not the same thing.
What every contract has in common is the discipline: scheduled visits, documented findings, coordinated corrective works and one point of accountability for all of it.
Three ways an AMC can be structured.
These describe the shape of the arrangements we can put in place. Scope, visit frequency, inclusions and pricing are set individually following assessment of your property — we do not publish fixed prices or guaranteed response times, because those must be agreed against the actual asset.
Residential AMC
Designed for villas, apartments and private communities. Scheduled inspection of cooling, electrical installations and general building condition, with preventive tasks agreed around the household's routine.
- Scheduled AC servicing and inspection
- Electrical inspection and lighting checks
- General building condition inspection
- Defined route for corrective works
Commercial AMC
For offices, retail, warehousing and industrial units. Coordinated maintenance programmed around trading hours and tenant obligations, with formal access control and reporting for every visit.
- Scheduled AC and ventilation maintenance
- Preventive electrical maintenance
- Routine building inspections and reporting
- Coordinated corrective maintenance
Customised AMC
For portfolios, mixed-use assets and buildings with unusual plant or multiple tenants. The programme is designed from the asset register upward, combining only the disciplines and intervals the property genuinely needs.
- Asset register and condition survey
- Bespoke inspection intervals and scope
- Multi-trade coordination under one lead
- Periodic programme review and adjustment
What changes when maintenance becomes planned.
Predictable programming
Visits are scheduled in advance and agreed around occupancy, trading hours and access constraints rather than squeezed in when something breaks.
Early detection
Scheduled inspection finds deteriorating terminations, restricted airflow, failing sealants and coating damage while they are still inexpensive to correct.
One point of contact
A single accountable coordinator across building, cooling, electrical and finishing trades — no chasing separate contractors.
Documented history
An accumulating record of condition, works completed and recommendations that supports budgeting and future decisions.
Controlled expenditure
Maintenance is budgeted as a planned programme instead of arriving as a series of unplanned invoices.
Consistent standards
The same method, materials and reporting discipline applied at every visit, by teams familiar with the asset.
From first enquiry to a running programme.
Initial Enquiry
You tell us the property, its use and what you want the contract to cover.
Technical Survey
We inspect the asset, register the systems and record existing condition and defects.
Programme Design
Inspection intervals, preventive tasks and scope are set against the asset's actual needs.
Proposal & Agreement
A written proposal sets out scope, schedule, reporting and commercial terms for approval.
Scheduled Execution
Planned visits are carried out to programme, with findings issued after each visit.
Corrective Coordination
Reported defects are scoped, quoted and rectified under the agreed arrangement.
Periodic Review
The programme is reviewed against condition findings and adjusted as the asset changes.
Renewal Planning
At the end of the term, the condition record informs the following year's scope.
No two buildings should share the same maintenance schedule.
A contract is only as good as the assessment behind it. We build each programme from an asset register rather than a template.
- Asset registerSystems, plant and elements listed with location, condition and criticality.
- Usage and exposure profileOccupancy patterns, trading hours and environmental exposure factored into intervals.
- Interval settingInspection and preventive frequencies matched to how each element actually degrades.
- Trade coordinationSequencing agreed so works do not undo each other or block access.
- Reporting cadenceFindings issued at a frequency and in a format that suits your management team.
