Reliable Electrical Maintenance & Technical Solutions

Electrical inspection, troubleshooting, repairs, lighting and power distribution maintenance — carried out with proper isolation, testing and safe working practice at every stage.

Service Overview

Electrical reliability is built on inspection, not hope.

Velion provides electrical maintenance and technical services for residential, commercial, corporate and industrial properties across Dubai — from distribution boards and lighting circuits to power distribution infrastructure serving the whole building.

Electrical faults are rarely random. Loose terminations heat up. Protection devices degrade. Circuits get added over time without the original design being revisited. Insulation breaks down in hot, dusty environments. Almost every failure we are called to has a history that a proper inspection would have revealed.

Our approach is methodical: isolate, verify dead, inspect, test, rectify, re-test and record. We do not energise circuits we have not verified, and we do not leave a board open without labelling what was done. Every intervention is documented so the next technician understands the system.

Scope of Works

What our electrical division covers.

01

Electrical Inspection

Systematic examination of boards, circuits, protective devices, fittings and earthing arrangements.

02

Electrical Troubleshooting

Fault-finding by measurement and systematic elimination, isolating the cause rather than the symptom.

03

Electrical Repairs

Rectification of identified defects with correct components, proper termination and re-testing after works.

04

Lighting Maintenance

Lamp and luminaire replacement, control and sensor checks, and repair of lighting circuits and fittings.

05

Electrical Fittings

Socket outlets, switches, containment and accessories installed, replaced or made good to standard.

06

Power Distribution Maintenance

Boards, busbars, switchgear and sub-distribution inspected, thermographically assessed and serviced.

07

Preventive Electrical Maintenance

Scheduled inspection and servicing at intervals matched to load, environment and usage.

08

Residential & Commercial Support

Villa, apartment, office, retail and industrial electrical maintenance with appropriate access control.

Maintenance Process

The sequence we follow on every electrical intervention.

01

Risk Assessment

Hazards, access and isolation points identified before the work area is opened.

02

Isolation & Verification

Supply isolated at the correct point and verified dead with approved test instruments.

03

Inspection & Testing

Condition, terminations, protection, containment and continuity measured and recorded.

04

Rectification

Defects corrected with correct-rated components and proper termination technique.

05

Re-Test & Energise

Circuits re-tested and only then re-energised, with the system confirmed functional.

06

Label & Record

Boards labelled, works documented and findings issued for the asset record.

Safety & Standards

How we work, and why we work that way.

Electrical work carries consequences that are not visible until they are serious. Our working rules exist to make sure that never happens.

  • Isolate before inspectionNo live board is opened without a specific reason, a risk assessment and authorised personnel only.
  • Verify dead, every timeApproved test instruments used to prove the circuit is safe before work begins.
  • Correctly rated componentsProtective devices, cables and accessories matched to the circuit they serve — never improvised.
  • Test after every interventionCircuits are re-tested before re-energising, and results recorded.
  • Clear labelling and recordsBoards are labelled accurately and every intervention documented for future reference.
  • Honest escalationWhere a matter requires statutory inspection, certification or a specialist authority, we say so.
Important. Velion carries out maintenance and repair works on electrical installations. Statutory inspection, testing and certification of installations must be performed by the appropriately authorised parties as required by the applicable regulations. Where such certification is required, we will coordinate with the relevant authority rather than issue documents we are not entitled to issue.

Common Electrical Issues

What our electrical inspections most often uncover.

Loose or degraded terminations

The most common cause of nuisance tripping and localised heating. Terminations relax with thermal cycling, and the first sign is usually an intermittent fault that gets blamed on the protective device.

Overloaded or modified circuits

Circuits added or repurposed over time without the original design being revisited. Load calculation and protective device rating need to be checked together, not separately.

Ageing protective devices

Breakers and RCD-type devices degrade with age and repeated operation. Discrimination between devices is frequently lost as they are replaced piecemeal over the years.

Environmental ingress

Dust, heat and moisture in plant rooms, external enclosures and roof-mounted equipment accelerate corrosion and insulation breakdown.

Labelling and documentation gaps

Unlabelled or mislabelled boards make every future intervention slower and more dangerous. Correct labelling is a safety control, not administration.

Lighting and control failures

Failed drivers, sensors and control gear often mask a supply or circuit issue that will affect other fittings if left unresolved.

Electrical Services FAQ

Questions about our electrical division.

Velion carries out electrical maintenance, inspection and repair works. Where statutory inspection, testing or certification is required for a building, that must be issued by the appropriately authorised party under the applicable regulations. We will coordinate the works and support the process, but we do not issue certification we are not authorised to issue.
No. Increasing the rating of a protective device without investigating why it is operating removes a safety control and can create a fire risk. We diagnose the cause first — load, fault current, termination condition or device degradation — and then propose the correct remedy.
Yes. Preventive electrical maintenance is one of the core components of our Annual Maintenance Contracts and can be combined with building, AC and general maintenance under one agreement and one point of coordination.
Yes. Works are planned around trading hours and tenant requirements, with agreed shutdown windows, notice periods and reinstatement. Where a shutdown affects other tenants or building systems, that is coordinated in advance.
Which board or circuit is affected, what the symptom is and when it occurs, whether anything has been changed recently, and whether other systems are affected. Photographs of the board (taken safely, without opening covers) are also helpful.
